Gillian and Joe were committed to personally lead the entire process to sell our home, from soup to nuts. In our past experience, the lead agent (I.e. The “brand agent” ) contracts for the listing, they then leave the scene and their junior staff actually handle the Open Houses and showings. We think it’s important that the listing agent be directly involved in representing our home to buyer agents and their clients. Too often when we were out seeing properties, the listing agent had sent junior staff who were not able to answer important questions about those properties and we wanted to ensure this would not be the case for the sale of our home. They offer a full range of listing-related services and they were prepared to invest a percentage of their potential sales commission in marketing our home. It’s one thing to potentially earn a commission on the successful sale of a property. We believe there is greater alignment of the listing agent’s interests with ours when they invest some of their own money up-front into our property. In our case, they repainted the entire house, staged it, developed and costed alternative floor plan renderings and features to broaden the potential market, conducted the pre inspection and photo presentation and advertised our listing, and they did this all at their own expense.
They kept us abreast on a timely basis on market conditions, comparable home activity and feedback on our home from Agent and Client Open Houses and showings. They visited or called us frequently with updates.
